Deal Highlights
Situated on a 1,973sqm site within the eastern periphery of Perth’s Central Business District and retail precinct.
Extensive 51.6m street frontage to Pier Street, which is the focal point of the Historic Heart of Perth, an area going through gentrification and investment supported by City of Perth.
Owner Operated and sold with the benefit of Vacant Possession.
Comprises 120 guestrooms, which average circa 37sqm.
The Hotel’s other facilities include a restaurant and bar, conference and meeting facilities, business centre, swimming pool and secure basement parking.
Strategy
The Hotel was secured at the lowest price per key in the Perth CBD within the last five years and an extended settlement term was negotiated to prepare for renovations.
Undertake an extensive Capital Expenditure program to reposition the Hotel into Australia’s first Hyde branded Hotel, an internationally branded upper upscale
lifestyle offering.
Design-led concept focussing on high energy common spaces enhanced with localised food and beverage offerings targeting the burgeoning experiential traveller and benefitting from the limited comparable hotels within this market.
Undertake comprehensive mechanical, hydraulics and electrical services upgrades to prolong life of asset, realise operational cost savings and comply with current building code and hotel industry best practices.

Deal Highlights
1,970sqm freehold site fronting both Collins and Spencer Streets in the Melbourne CBD, across from Southern Cross Railway Station.
The Hotel comprises 190 rooms consisting of 146 hotel keys and 44 apartments, which range between 20sqm and 50sqm. A partial renovation of asset (60 Premier Rooms and 75 Standard Rooms) was completed prior to sale.
Owner Operated with the benefit of Vacant Possession on Sale.
The Hotel’s other facilities include multiple food and beverage outlets, conference/meeting facilities and secure basement car parking with a leased retail tenancy fronting Collins Street.
Strategy
Operate the Hotel under a “soft brand” by a leading international hotel operator.
Drive returns through active asset management whilst leveraging off the global operators established model inclusive of their distribution, sales, marketing, loyalty and reservation systems, which provides significant savings in operational overheads to drive end profitability.
Review the current business mix to target higher yielding business and leisure travellers and drive direct bookings to the hotel.

Rahul is based in Sydney, and has over 20 years of experience in the hospitality and real estate sector. Rahul co-founded Ark Capital Partners, a hotel investment group that focuses on repositioning and unlocking value in hotels in Australia, New Zealand and the wider Asia Pacific region, by capitalising on the team's global experience in delivering superior design led lifestyle hotels and world class food & beverage concepts.

Mark Bullock
Mark is based in Canberra and has 20 years of experience working with clients across the hotel real estate and financial services sectors. Prior to cofounding Ark Capital Partners, Mark, as Managing Director, was responsible for driving the overall operational and commercial success of Radisson Hotel Group in the Australasia Region (Australia, New Zealand and South Pacific). Mark is also a Member of the Torrens University Australia, Hospitality Advisory Board, providing industry oversight to the universities hospitality program.

Ed is based in Sydney and has more than twenty-five years' experience working across hotel investment, development, finance, acquisitions, divestments, risk and strategy across Australia and internationally. He is responsible for business support, control and risk mitigation.

Ben is a founding member of Ark Capital Partners, based in Brisbane. He has approximately 10 years of experience in valuations & advisory, consulting, investment analysis, asset management, and brokerage within the hotel, tourism, and leisure sector throughout the wider Asia Pacific region.

Michael Piro
Michael has nearly 20 years of property sales, marketing and development experience in both North America and Asia and is currently the COO of Indochina Capital and Co-Founder & CEO of Wink Hotels. Based in Vietnam, he has overseen the sale and leasing of over $1 billion in high-end properties and contributed to nearly $1 billion in real estate development for Indochina Capital.
